★ ★ GENERAL RULES ★ ★ We request all guests' details upon booking to ensure a smooth check-in process. Failure to provide the necessary information may result in being denied entry to the community. PLEASE NOTE: All guests are required to drop by the HOA Office upon check-in to pick up passes. We do not allow any personal mail &/or package deliveries of any kind, no exceptions. Do not disrespect Neighbors. Please follow check-in and out instructions. Do not wash dishes in the bathroom sink. Do not remove makeup with white towels in the unit. There are dark towels in the bathroom cabinet under the sink for this. Do not burn candles, incense, or any other open flames. Lock the door AT ALL TIMES. We want you and your things to be safe. No smoking, vaping, or use of marijuana at anytime anywhere on the property. Smoking of any kind will result in an additional charge (listed below). No parties, events, birthdays, bachelor or bachelorette stays, get-togethers, hangouts and the like. Do not have more guests (regardless of age) than stated in your reservation and we do not allow visitors. Any guests not on the reservation will be considered an additional guest for the reservation and will result in an additional guest fee (listed below). No loud music or disturbances, especially noise past 10pm. All Guests are expected to clean up after themselves prior to departure: If you open it, close it; if you borrow it, return it; if you turn it on, turn it off; if you break it, fix it; if you use it, take care of it; if you make a mess, clean it up; if you move it, put it back. All Guests are expected to wash their own dishes prior to departure. We are not responsible or liable for any accidents, injuries, or illness that occurs while on the premises. We are not responsible for the loss of personal belongings or valuables during your stay. We cannot be responsible for any items left behind. Shipping items that have been left behind will result in an additional handling charge (listed below). Items may be donated or disposed of at our discretion 2 days after your scheduled departure. ★★You agree to forfeit your right to leave a review if you break any of our house rules at any point. ★★ ★★If we make a mistake you may be entitled to a partial or full refund depending on the extent of the mistake. We DO NOT refund airbnb service fees or taxes. ★★ ★★If you accept a refund, whether it be a partial or full refund, you willingly forfeit your right to leave a review. If we fail service, you don’t get to leave a bad review and receive a refund, you get to choose one or the other, not both. All refunds will be paid on the 14th day after check-out, after the review period has closed. We agree to not leave a review as well. ★★ ★ ★ FEES ★ ★ ★★FEES, if incurred, must be paid within 1 hour of submission or reservation will be subject to termination with no refund. ★★ ★FEES: A $50 handling fee must be paid prior to any request for our staff to return a lost item left in the unit. ★FEES: Lost TV remote control will result in a $25 Charge. ★FEES: Unapproved Late Check Out fees: $75 for every 30 minutes past check-out. ★FEES: Smoking of any kind will result in a $250 deodorization fee. ★FEES: Undeclared/Unauthorized guests $100 fine per guest. ★FEES: Party/Noise in the listing $250 fine. ★FEES: Unauthorized Pets will result in an additional $250 charge per pet. ★FEES: Tampering of any kind to the security systems, smoke detectors, noise monitoring device, exterior cameras or any other permanent electronic device in the effort to disable, damage, unplug or degrade the use of these systems will result in an immediate $250 charge. ★★Early check-in/Late checkout maybe available for an extra cost. ★ ★TRASH★ ★ It is the guest's responsibility to wheel the bin out to the curve or on the street the night before the trash pick-up day. (for guests staying the night before the trash pick-up day) It is the guest's responsibility to put the bin back in the front of the house or the garage after the trash is picked up. (for guests staying on the trash pickup day) ★ In the event that this account is referred to a collection agency, guests agree to pay any collection fees incurred by (OwlStays Services LLC or OwlStays LLC) in addition but not limited to any attorneys fees or costs of collections.

Guests will be able to access the house as well as the country club which offers a heated pool and a golf course. Instructions on how to access the pool will be provided after booking. In order for our guests to use the HOA amenities (4 lake access/beach areas, 2 swimming pools, tennis courts, chalet), they need a guest pass. It is $2 for the guest pass, and it works for a group. To get a guest pass you just need to contact the HOA with the name of the group leader prior to their arrival. And then either you can pickup the guest pass and leave it at the house for the guests, OR the guests can pickup the guest pass if they want to use it. To be clear, anybody can golf at Lake Arrowhead and go to the restaurant/bar; you don’t need a guest pass to do those things. It’s mainly the 2 pools and 4 beaches on Lake Arrowhead.
